  The offer
At the end of 2007 the total stock of industrial space in Bucharest has doubled reaching the value of 485,000 square meters. The final stock could have been much higher but due to circumstances (small number of professional developers, decreasing number of qualified workers) there have been delays on the delivery of industrial spaces.
 Emergence of new projects of quality in the south and east of Bucharest is closely related to the development of network infrastructure in these areas. It is very likely in the next few years to see a more diversified map of the location of industrial projects.
We assist at a concentration of supply of industrial space on the A1 Bucharest- Pitesti Highway, because of the highway, indicating that these spaces can accommodate only logistics, warehousing and distribution companies.

  Rents 
In 2007, we have seen an obvious increase of the supply of new industrial spaces, which resulted in the lowest level of vacancy rate in the last 10 years and have kept rents at the same level as in 2006.
Although we expected a fall in rents in 2007, the increasing cost of construction materials has put pressure on the developers’ shoulders who have maintained their stable level for small and medium requirements. However, tenants with large space requirements have obtained slightly lower rents than in previous years.
Transactions up to 3,000 square meters were signed at a level of rent that ranged between 4.75 - 5 Eur/sqm/month, and most of the 10,000 sqm somewhere between 3.70 - 4.10 Eur/sqm/months. For units with areas between 3,000 sqm to 10,000 sqm rent varied between 4.25 and 4.75 Eur/sqm/month.
As for the tax service, most developers still quote from 0.50 Eur/sqm/month in the Open Book system, but is likely to increase it to 0.75 Eur/sqm/month. In Open Book system, tenant pays monthly, besides the rent, a fee for services (which includes the cost of maintaining the common space and equipment, share of buildings, share of tax on building), whose level is estimated by the owner. At the end of the year is a tax settlement.

  Forecasts
In the industrial market of Bucharest the request is yet very strong and the current stock of industrial and logistics space is insufficient to cover. It is very likely to confront a lack of industrial spaces in 2009.
In the context of a request larger than the offer, that lowers the vacancy rate to zero and the growth of the construction costs in 2008, we estimate that the rent level will remain stable for the first part of 2009 (January-March), and will increase by the end of 2009 with a maximum of 0.5 Eur/sqm+VAT due to the crisis that manifests at the global level as the inability of certain developers to complete their projects because of the lack of funding.


    Recommendations
Imobiliar Expert Grup recommends looking for a space with at least 6-9 months before the relocation itself, this way you will make sure you secure a space suitable to your requirements and will also benefit from the advantages offered by developers for pre-renting.
For the production companies, we recommend looking for a space with at least 1 year before the relocation itself.
